Direct bookings vs OTAs: why your own website pays
Online travel agencies such as MakeMyTrip, Goibibo, Booking.com and Agoda bring guests you would never reach alone. They also charge a commission on every booking, commonly 15% to 25% of room revenue, and they keep the guest's contact details. Your own website is where guests who already know you book without the middleman.

Keep the OTAs for discovery, and use the website for repeat guests, Instagram followers, Google searchers and corporate clients. Many small hotels offer a small “book direct” perk, such as free breakfast or late checkout, instead of undercutting OTA prices. Check your OTA contracts for rate-parity terms first.
What a hotel or homestay website needs
- Rooms with the tariff. Size, beds, view and the price per night, with meal plans (EP, CP, MAP) spelled out in plain words.
- Availability. Which dates are free, or at least a fast way to ask. Weekend and season rates shown up front.
- The total with tax. Nights, extra bed, meals and GST added, so the price on the website matches the bill.
- Real photos. Each room, the bathroom, the view and the approach road. Guests check these more than the copy.
- Getting here. Distance from the railway station and airport, road conditions in the monsoon, and parking.
- Reviews. A few guest quotes with names and months, and a link to your Google reviews.
- House rules. Check-in time, ID needed, couple-friendly or not, pets, and the cancellation policy.
- Booking on WhatsApp. One button that sends the room, dates and guests to your front desk.
Your Google Business Profile and Google hotel listing
Most guests find a hotel on Google Maps or in Google's hotel search before they ever see its website. Claim your Google Business Profile, set the category to hotel, homestay or resort, add photos and amenities, and put your website link in it. Google can also show your own direct rate next to OTA prices in hotel search, usually through a booking engine or channel manager that connects to Google. Reply to every review, good or bad: future guests read the replies.
GST on room tariffs, explained carefully
After the GST changes that took effect on 22 September 2025, the rate on a hotel room depends on the tariff per night. Rooms up to ₹7,500 a night are generally taxed at 5%, without input tax credit, and rooms above ₹7,500 at 18%. Restaurant food, spa treatments, meeting rooms and activities can carry different rates. Rules change, so confirm the rates for your property with your CA.
